Carpet Cleaning & Maintenance
Maintaining Your Carpet’s Beauty

The best way to ensure long-lasting beauty, comfort and durability in your carpet is to vacuum it regularly, as it prevents soil from becoming embedded in the carpet’s pile.



•Depending on the type of carpet you have, you’ll want to use a vacuum with a rotating brush, a beater bar or suction only. If you have shag carpet, use a suction-only vacuum cleaner with no beater bar.
•Consider professional cleaning every 12-18 months, depending on traffic and other use factors, frequency of vacuuming and whether the carpet is a light or dark color.
•Use scissors to clip sprouts and snags; do not pull them or you may damage the carpet.
•To remove a dent caused by heavy furniture, stroke carpet with the edges of a coin. You can also use a hair dryer or a steam iron to gently raise the dented area while you tug upward on the tufts.
CAUTION: DO NOT LET THE IRON TOUCH THE CARPET.
•If your carpet is burned, remove the tops of the dark, burnt fibers with curved fingernail scissors. If the burn is extensive, the carpet may require patching or replacement.
•If a flooding occurs from a burst pipe, washing machine overflow or other leak, the carpet needs to be dried, front and back, by a professional cleaner with the proper equipment.

Stain Removal Tips
•A wet/dry vacuum cleaner is the best way to effectively remove stains. Use the attachment with the best suction and vacuum as much of the stain as possible, continuing to add water to the stain as you go.
•If detergent is required, use it sparingly and gently rinse the area with water while moving the vacuum wand back and forth. Use a towel to absorb all moisture.

•If spot removal solvent is necessary, apply several drops to a clean white cloth and blot the carpet in an inconspicuous area. If a color change occurs or color transfers to the cloth, consult a professional carpet cleaner. Place towels or cloth over wet area and weight with a heavy, colorfast object to absorb moisture. Leave overnight.

•If stains remain after cleaning, moisten the tufts in the stained area with 3% hydrogen peroxide and let stand for one hour. Blot and repeat until carpet is stain-free. No rinsing is necessary. Apply a pad of paper towels and weigh them down, allowing carpet to dry.

•Some stains cannot be removed because they permanently alter the carpet’s color. These stains include acid toilet bowl cleaners, acne medication, alkaline drain cleaners, chlorinated bleaches, hair dyes, iodine, insecticides, mustard with turmeric and plant fertilizers. For these types of stains, call a professional.
Tips for Removing Common Stains

Beer, wine, coffee and tea
Blot and neutralize with a white vinegar solution, then work a small amount of a detergent solution into the spot (1/4 teaspoon detergent per 1 qt. of water). Continue applying detergent and blotting until spot is completely removed. Using a spray bottle, rinse with tap water and blot to remove excess moisture. Apply paper towels and weigh them down, allowing the spot to dry.


Blood, catsup, cheese, chocolate, cola, cough syrup, mixed drinks, soft drinks, soy sauce, starch, toothpaste, white glue

First, note that all solutions for removing blood must be cool in temperature. Blot and neutralize the spot with an ammonia solution, using a spray bottle to saturate the spot. Next, work a small amount of a detergent solution into the spot (1/4 teaspoon detergent per 1 qt. of water) and continue applying detergent and blotting until spot is removed. Using a spray bottle, rinse with tap water and blot to remove excess moisture. Apply a pad of paper towels, weigh them down and allow to dry.


Mud and dirt
Two beagles and a black lab. Oh yes, there is lots and lots of mud! What do I do?

Allow mud to dry completely. Shatter the dried mud with the handle of a knife, then vacuum. For dirt, apply a small amount of a detergent solution to the spot (1/4 teaspoon detergent per 1 qt. of water) and blot with a white paper towel to work the detergent into the affected area. Continue applying detergent and blotting until spot is removed. Using a spray bottle, rinse with tap water, and then blot to remove excess moisture.

Spring is almost here and we are starting to see more and more homes on the market. Fannie Mae's latest National Housing Survey* shows Americans are more confident about home ownership than last year at this time. More confidence tends to bring more Buyers!

This month's Realtor Spotlight falls on Ryan Cave, The "Caveman". Ryan has been in real estate since 2001 helping people buy and sell their home, and having fun along the way.

StarFloors had the opportunity to talk with Ryan and get to know his business, his perspective on real estate, and why he is so successful!


StarFloors:Tell us about yourself, where do you live, what are some of your hobbies, how long have you been in real estate?
Ryan Cave: I was born in Dallas, TX and raised in the surrounding suburbs. I graduated from UT Dallas in 1999 and I started my real estate career in 2002. I currently live in Allen with my lovely wife Sarah and we are expecting our fist child in August this year. My hobbies include indoor soccer, flag football and  keeping my Yorkie and two cats from destroying my house in the occasional War of the Worlds type battle.

StarFloors:You have had tremendous success as an agent, what do you consider to be your secret to success?
Ryan  Cave: "Truth, Honor & Personal Integrity" is my motto. These ideals are near and dear to my heart and heavily influence my business and everyday life. I try each day to combine these ideals with my enthusiasm, strong work ethic and years of experience to exceed all expectations. 
SF: Where do you see the real estate market heading in the next year?
RC:I believe that the real estate market for 2011 should remain stable. The worst is likely over, and interest rates will rise as markets improve, but don't expect property values to rise until 2012 (at the earliest).

SF:What do you see as the most commonly made mistake by a home seller?
RC: Underestimating the complexity of selling real estate and valuing homes based on list prices instead of actual sales prices.
SF: How do you ensure that you client’s find the home of their dreams?
RC: Listen to their needs, draw on my experience, and provide great home search tools and resources.
SF: What is the average value of the homes that you list/sell?
RC: I sell homes in every price range, and I treat all clients the same... from my $100,000 clients (and lower) to my $1,000,000 clients (and higher).
SF: In your opinion, what are the top 5 most cost effective ways that a client can improve the value of their home?
RC: The most common items needed when a home is about to be sold, are new paint, fixtures and carpet. However,  you're going to stay in the home and enjoy the upgrades, you can add value with hardwood floors, granite counters, covered patios and more. Wet area upgrades (kitchens and baths) tend to have the greatest return on investment.
SF:  How did you receive your nick name, The "Caveman"?
RC: I got the nickname The "Caveman" when I was young, because my last name is Cave and I played the drums. They'd introduce me as Ryan Cave, The "Caveman" beating on the skins (a.k.a. drums). I thought it was childish and would hamper me as a young, up-and-coming Realtor... but I embraced it when a person couldn't remember my name and asked "Aren't you the "Caveman"?"

SF: How would you describe your experience working with Phil and StarFloors?
RC: Phil has been fantastic. He's exactly what I want from contractors I refer, and exactly what my clients want. His prices are great and his customer service is second to none. He is honest beyond reproach and knows that taking care of the customer is key to getting additional business in the future.

I began my journey into real estate back in 2002. Since then, I've helped MANY clients buy and sell homes and learned a lot along the way. I'm very proud that, even as I grew my business, I stayed true to my beliefs (more on that in a minute). $ Get The Most of Your Money! $

Quick fixes before selling a home always pay off, but which repairs bring the biggest return?
Specific answers to this often-asked question largely depend on a variety of factors such as:

•Time of year
•Location of the home
•Market temperature
•Competing inventory

There is no hard and fast rule. But there are general guidelines that apply to most homes. For example, the National Association of Realtors publishes each year the Cost vs. Value Report with Remodeling Magazine, which features various home project costs and returns in four regions, including a national average.



#1 Flooring Fixes


In my neighborhood, most of the homes were built in the late 1940s, which means the floors are original, hardwood oak. Wood floors are a hot item today, but preferences over the years have changed. Carpeting became popular -- like with lots of consumer products -- after somebody figured out how to get the government to pay for it. When vets returned home from WWII, housing was at a shortage. Homes were sold with newly installed carpeting because the cost for the carpeting could be rolled into government-insured (VA) loans.


Then carpeting became vogue in the 1960s. Some homes today, sadly, still sport '60's shag carpeting. The final movement away from hardwood happened when installing hardwood floors became too expensive. Plywood was easier to obtain and faster to install. Plus choices in carpeting were plenty. It's still relatively inexpensive to install carpeting.

•Hardwood Floors
If your home has hardwood floors, that's what buyers want, and it would pay to have the carpeting removed and the floors refinished.


•Carpeting
If your sub-floor is plywood, then replace the carpeting with light tan. Neutral carpeting is your best bet for resale.


•Ceramic
Replace chipped or cracked tiles. Clean or replace the grout. But don't install ceramic (it's too expensive) unless it's for aesthetic reasons in an entry way.

#2 Paint Ceilings & Walls

Buyers spend more time than you would think staring at ceilings. They are looking for signs of a leaky roof, but what you don't want them to see are stains from grease or smoke and ceiling cracks. Ditto for walls. Nothing says freshness like new paint, and it's the most cost effective improvement. Use fiberglass tape on large cracks, cover with joint compound and sand. Paint a neutral color such as light tan - think of coffee with cream.


•Wallpaper
It's not that all buyers hate wallpaper. They hate your wallpaper - because it's your personal choice, not theirs. And they hate all dated wallpaper. Get rid of it. The easiest way is to steam it off by using an inexpensive wallpaper remover steamer.

•Wood paneling
Even if your wood paneling is not real wood but composite, you can paint it. Dated paneling must go. Older wood paneling such as walnut, mahogany, cedar and pine, it's all gone out of style. Paint it a neutral and soft color after priming it.

•Textured ceilings
Older popcorn ceilings with the "sparkles" often contain asbestos and if disturbed are health hazards. Say goodbye to it. But even recently sprayed ceilings turn off buyers. It's not expensive but it is time consuming to remove. Lay down drop cloths and scrape it off. You will need to repaint.
Kitchen Improvements

Appliances and cabinets are typically the most expensive items to replace in a kitchen. If you don't have to replace them, you'll save a ton of money. However, if your cabinets are dated and beat-up, your house might not sell if the cabinets aren't replaced.

#3 Kitchen remodels return nearly 100%. According to Remodeling Magazine, the high-end kitchens don't return as much as the mid-range or minor kitchen remodels. Most buyers won't pay extra for a built-in Sub Zero refrigerator, professional 8-burner stove, undermount sink or travertine floors. If you live in the Midwest, your return will be less than for those who live in other parts of the country.

•Cabinets
Resurfacing is your best option. This involves attaching a thin veneer to the surface of the cabinets and replacing the doors and hardware . If your cabinets are painted, add a fresh coat of paint and new hardware.

•Counter tops, sinks & faucets
Granite counters are not necessary. Simple laminates, newer faucets and sparkling sinks sell. Buyers don't want leaky faucets or stained sinks.
Bathrooms

The national average of recouped cost is more than 100% for bathrooms. New floors, fixtures and lights payoff.

#4 Roofs & Exterior

If your home needs a new roof, bite the bullet and do it. Even though most roofing tear-off jobs take one to two days, buyers shy away from buying a home if the roof needs to be replaced.


•Patch cement cracks in sidewalks
•Resurface asphalt driveways
•Plant flowers
•Caulk windows and doors
•Replace doorknobs and locks
•Fix or paint fences
Conclusion

Overall, buyers want to buy a home that has no deferred maintenance, newer appliances, updated plumbing, electrical and heating (including a/c), modern conveniences and is ready to occupy.

Gayla: My attempt with each of my clients is to create a space that sparks emotion. From colors to flooring to layout, it’s important to make sure the design appeals to each member of the household.  When dealing with my clients, it’s essential to be authentic, real and most importantly honest. Truthfulness builds rapport and trust, the two most important aspects of a design job.
