This month's Realtor Spotlight falls on Ryan Cave, The "Caveman". Ryan has been in real estate since 2001 helping people buy and sell their home, and having fun along the way.
Ryan is featured this month because of his strong partnership with StarFloors territory manager, Phil Kenton.


Together Ryan and Phil have provided their clients with fantastic flooring at an affordable price, improving the value of the client's home.
StarFloors had the opportunity to talk with Ryan and get to know his business, his perspective on real estate, and why he is so successful!


StarFloors:Tell us about yourself, where do you live, what are some of your hobbies, how long have you been in real estate?
Ryan Cave: I was born in Dallas, TX and raised in the surrounding suburbs. I graduated from UT Dallas in 1999 and I started my real estate career in 2002. I currently live in Allen with my lovely wife Sarah and we are expecting our fist child in August this year. My hobbies include indoor soccer, flag football and  keeping my Yorkie and two cats from destroying my house in the occasional War of the Worlds type battle.

StarFloors:You have had tremendous success as an agent, what do you consider to be your secret to success?
Ryan  Cave: "Truth, Honor & Personal Integrity" is my motto. These ideals are near and dear to my heart and heavily influence my business and everyday life. I try each day to combine these ideals with my enthusiasm, strong work ethic and years of experience to exceed all expectations. 
SF: Where do you see the real estate market heading in the next year?
RC:I believe that the real estate market for 2011 should remain stable. The worst is likely over, and interest rates will rise as markets improve, but don't expect property values to rise until 2012 (at the earliest).

SF:What do you see as the most commonly made mistake by a home seller?
RC: Underestimating the complexity of selling real estate and valuing homes based on list prices instead of actual sales prices.
SF: How do you ensure that you client’s find the home of their dreams?
RC: Listen to their needs, draw on my experience, and provide great home search tools and resources.
SF: What is the average value of the homes that you list/sell?
RC: I sell homes in every price range, and I treat all clients the same... from my $100,000 clients (and lower) to my $1,000,000 clients (and higher).
SF: In your opinion, what are the top 5 most cost effective ways that a client can improve the value of their home?
RC: The most common items needed when a home is about to be sold, are new paint, fixtures and carpet. However,  you're going to stay in the home and enjoy the upgrades, you can add value with hardwood floors, granite counters, covered patios and more. Wet area upgrades (kitchens and baths) tend to have the greatest return on investment.
SF:  How did you receive your nick name, The "Caveman"?
RC: I got the nickname The "Caveman" when I was young, because my last name is Cave and I played the drums. They'd introduce me as Ryan Cave, The "Caveman" beating on the skins (a.k.a. drums). I thought it was childish and would hamper me as a young, up-and-coming Realtor... but I embraced it when a person couldn't remember my name and asked "Aren't you the "Caveman"?"

SF: How would you describe your experience working with Phil and StarFloors?
RC: Phil has been fantastic. He's exactly what I want from contractors I refer, and exactly what my clients want. His prices are great and his customer service is second to none. He is honest beyond reproach and knows that taking care of the customer is key to getting additional business in the future.

ABOUT RYAN CAVE
I began my journey into real estate back in 2002. Since then, I've helped MANY clients buy and sell homes and learned a lot along the way. I'm very proud that, even as I grew my business, I stayed true to my beliefs (more on that in a minute). I also had the honor of serving on the Agent Leadership Council from 2006-2010 before deciding to take a year off to focus on my business. This council is comprised of top-producing agents and, among other things, we give back to our community and our fellow agents. I still enjoy working with both Buyers and Sellers and consider communication, negotiation, and attention to detail three of my strong suits. I hope to positively impact everyone I come into contact with and leave them knowing that there are some truly great real estate agents out there.
   This bring me to my beliefs: "Truth, Honor & Personal Integrity," but this is more than just a motto to me. These are ideals that are near and dear to my heart. I believe my parents instilled them in me, though the motto comes from my college days. Today, the ideals of "Truth, Honor & Personal Integrity" heavily influence my business and everyday life. I try each day to combine these ideals with my enthusiasm, strong work ethic and years of experience to exceed all expectations.
