10 Steps that Guarantee your Home will Sell! by Leslie Boylan Herz

Thanks to our friend Leslie Boylan Herz at Coldwell Banker Boulder for sharing this valuable information!

Spring is almost here and we are starting to see more and more homes on the market. Fannie Mae's latest National Housing Survey* shows Americans are more confident about home ownership than last year at this time. More confidence tends to bring more Buyers!

If you are thinking about Selling this year, I have an exciting new marketing package to offer you that includes 10 steps that Guarantees your home will sell for less time than the average days on market and for more $.

Even if you aren't planning on selling your house soon, Spring is a great time to tackle the "honey do" list to keep up with your home's maintenance, inside and out. Keeping up with the care and replacement of your appliances, heating and air conditioning systems, floors, re-painting when needed and keeping up with your landscaping will help increase the value of your homes. If you are planning on doing any remodeling, my Buyers love nice kitchens, baths and master bedrooms!

Here are the steps I advise to get your home SOLD:

1.) Get an Inspection Report done - show the Buyers you have nothing to hide

2.) Finish the "honey do" list - there might be more after your inspection!

3.) Pack up the clutter - Clutter eats EQUITY!

4.) Depersonalize and neutralize

5.) Clean like a fiend "I mean Q-Tip clean!"

6.) Stage the rooms - find the focal point and use your furniture to highlight it

8.) Curb appeal - landscaping and front entry need to be perfect!

9.) Set the right price -You may think you are testing the market with a high price but Buyers may assume you are unreasonable and move on
10) Pick the right AGENT- You'll want one who can really sell!
